We've been on your side of the table

Prosperity owns and operates rental properties. Builds and rehabs houses. Closes title work. The team here has filed actual claims — for water backup on a tenant-occupied unit, vacancy losses between leases, construction defects on builders risk, contractor liability on a job site, workers comp for our own crew. That changes how we write a policy: we know which exclusions matter, which endorsements get skipped by lazy agents, and what a denial actually looks like when it happens.

The niche we serve

Real estate investors — single-property landlords, BRRRR operators, flippers, multi-family owners, mid-size portfolio investors. The people who need DP-3, vacancy permits, builder's risk, multi-property schedules, and umbrella stacking written by someone who actually understands them.

Trades and contractors — GCs, remodelers, electricians, plumbers, HVAC techs, roofers, masons, painters, landscapers, environmental contractors. The people who need GL with the right class code, workers comp without surprise mod increases, commercial auto with HNOA, inland marine for tools, and the specialty bonds the business actually requires.

Commercial property and small business — the operating businesses behind the buildings. BOPs, professional liability, cyber, property manager E&O.

Personal lines for owner-operators — home, auto, and personal umbrella. Most of our investor and contractor clients want one broker handling everything, and we'd rather earn that whole relationship than push leads to somebody else.

What we believe

  • Coverage should match exposure. Not last year's policy, not what the captive's algorithm spits out, not the cheapest premium. What actually fits.
  • Specialty lines matter. The DP-3 schedule, the vacancy permit, the HNOA endorsement, the right WC class code — these are the differences between a paid claim and a denied one.
  • Premium isn't the only number. A cheaper policy that excludes your real risks isn't cheaper.
  • Renewals deserve a real conversation. Auto-renewing without re-shopping is how investors and contractors overpay for years.
