Insurance for landlords and rental-property investors

DP-3, builders risk, vacancy permits, portfolio scheduling — the policies most agents won't underwrite.

Dwelling fire (DP-1, DP-2, DP-3), landlord packages, builder's risk for active rehab, vacancy permits, loss-of-rents, multi-property scheduling, umbrella stacking. Built by people who own and operate rentals — Prosperity runs its own portfolio.

What's in the policy

  • DP-3 dwelling fire — replacement cost, open or named perils, the right form for occupied rentals
  • Vacancy permits — most carriers exclude vandalism and water damage on vacant units without one
  • Builder's risk — for gut rehabs and ground-up, coordinates with your GC's coverage
  • Loss of rents (rent loss) endorsement — keeps you whole when the unit is uninhabitable
  • Landlord liability — including off-premises and bodily-injury, with proper limits for asset exposure
  • Multi-property scheduling — one policy, a schedule of units, easier to manage as the portfolio grows
  • Umbrella stacking — $1M GL on each policy isn't enough when you're sitting on real assets
  • Section 8 / vouchered tenants — most carriers won't, we will
Who it's for: Single-property landlords, BRRRR investors, flip operators, multi-family owners, mid-size portfolios.
FAQ

Questions other real estate investors operators ask

Why DP-3 instead of a regular homeowners policy on my rental?
Because it's the right form. HO-3 assumes you live there. When a claim hits and the carrier finds out the property is rented, they can deny — and they do. DP-3 is built for non-owner-occupied dwellings.
What happens if my rental sits vacant between tenants?
Most landlord policies exclude vandalism and water damage after 30 or 60 days of vacancy. A vacancy permit endorsement keeps the coverage intact — we add it before the unit goes vacant, not after.
Do I need builder's risk if I'm doing the rehab myself?
If the property is being substantially renovated, your DP-3 may not cover construction-related losses. Builder's risk fills that gap. We'll tell you when you actually need it (not every paint-job rehab does).
Can you cover a whole portfolio under one policy?
Yes — schedule policies are how serious investors run their insurance. One renewal date, one bill, one underwriter. We routinely write 5–50 unit schedules.
