Why DP-3 instead of a regular homeowners policy on my rental?
Because it's the right form. HO-3 assumes you live there. When a claim hits and the carrier finds out the property is rented, they can deny — and they do. DP-3 is built for non-owner-occupied dwellings.
What happens if my rental sits vacant between tenants?
Most landlord policies exclude vandalism and water damage after 30 or 60 days of vacancy. A vacancy permit endorsement keeps the coverage intact — we add it before the unit goes vacant, not after.
Do I need builder's risk if I'm doing the rehab myself?
If the property is being substantially renovated, your DP-3 may not cover construction-related losses. Builder's risk fills that gap. We'll tell you when you actually need it (not every paint-job rehab does).
Can you cover a whole portfolio under one policy?
